A Realtor recently contacted me because the VA wanted to verify that a ventless fireplace had an O2 sensor in a home in Youngsville, and the VA wanted proof from a licensed plumber. (It actually has to be from a licensed gas fitter in Louisiana)

I went and inspected the fireplace, took a bunch of photos, and certified that the ventless fireplace in question had an Oxygen Depletion Sensor and that everything was installed up to code.

I billed the buyer directly for my services.

Now the mortgage broker, seller's agent, and buyer's agent are happy because the deal can go to closing.
